New York is renowned for its architecturally significant buildings from the Empire State Building to the Chrysler Building and everything in between, including cathedrals and museums. With its rich history in pre and post-war, the concrete jungle is filled with one-of-a-kind gems, including a $5M Maisonette that embraces its timeless Art Deco past, while incorporating sleek, modern interiors. The unique building, which is now a luxury condominium set in Manhattan’s NoMad neighborhood is the perfect example of the blending of pre-war architecture and contemporary, post-modern style. 88&90 Lex, designed by acclaimed architecture firm Workshop/APD represents the union of two buildings— one an Art Deco classic, the other a sleek modern tower. The Art Deco side boasts a distinctive palette of French limestone, silver travertine and fumed grey oak floors.

However, it’s the duplex Maisonette that has our attention. The 3,348 square foot duplex features an open floor plan, towering ceilings, and the hero of the show—20-foot arched casement windows— allowing for the natural light coming in from the southern and eastern exposures.

Residents will revel in 4 bedrooms and 4.5 bathrooms, as well as an expansive living and dining room with a large open kitchen, perfect for entertaining. The kitchen includes custom cabinetry made from European oak, a polished glass composite slab countertop, an antique grey marble slab backsplash, Dornbracht fixtures, Bertazzoni double-oven and cooktop, as well as a Sub-Zero refrigerator, freezer, and dual-zone wine cooler.

The elegant master bedroom suite features abundant closets and a five-fixture master bathroom with French limestone flooring and wall tiles, travertine slab backsplash, radiant heated floors by NuHeat, and a WetStyle Cube Collection deep soaking tub.

Residents will also have access to the building’s amenities, which include indoor swimming pool with Jacuzzi, steam room and sauna, common landscaped roof deck with BBQ and multiple entertaining areas, fitness center, playroom, lounge with screening room, private garage, doorman and 24 hr concierge.

AD PRO recently sat down with ASH NYC’s Andrew Bowen to discuss the interior firm’s work on the model penthouse at 88 & 90 Lex. Sitting atop the collection of new luxury condos by Workshop/APD, this spacious loft features a U-shaped layout which wraps around its expansive private courtyard. Bowen immediately recognized the floorplan worked perfectly with the residence’s floor-to-ceiling windows for displaying a diverse art collection. Thus, Bowen filled the space with neutral-tone pieces that complement the panoramic skyline views through the home’s many windows and added a few custom lighting fixtures to draw the eye and some pops of bolder colors to offset the quiet palette.

Our first look inside the newly converted condos at 88 & 90 Lex reveals beautiful one- to four-bedroom apartments with high ceilings, large windows, and plenty of space for residents to add their own personal touches. The two buildings between 26th and 27th Streets in Gramercy are being renovated according to designs by Workshop/APD, and each of the homes will feature gentle color palettes and streamlined surfaces throughout. When tasked with designing the interiors for 88 & 90 Lexington’s apartments, award-winning design firm Workshop/APD knew they had their work cut out for them. The two-building development in NoMad presented a unique challenge because each structure has a different history and aesthetic: 88 Lexington is a prewar beauty built in 1927, while 90 Lexington was built 30 years later in a comparatively modern style. Workshop/APD looked at materials that wear well over time, using neutral-tone hardwood and custom marble to create homes that suit both styles.
